Info On The Richmond Area

In the next six to eight months I'm looking to move to Richmond from the Tidewater area of Virginia. I do not have great knowledge about the in's and outs of the Greater Richmond area, particularly information concerning the REI market. What communities or counties have been found success in in that area (Henrico, Chesterfiend, Glen Allen)? Is the market there oversaturated? What strategies are most successful? Are there conflicts between investors goals and r/e agents pursuits? Is the 75K-150K housing market strong?

Any other info is great, that is all of the questions I can think of now.

    Hey, sorry I can't help you on your question, but reading it prompted me to inquire with you about a question I have. I lived in Virginia Beach my entire life, but have been up in NOVA for nearly a year on active duty military service with the national guard. Not sure how long I will be up here, but I do know I want to make a number of investments in that area. Do you know of any REI clubs down there? If so let me know, if not thanks anyway. Sorry I couldn't help you out, but I know an REI club is in the process of being formed in that area.     Hey SBC, I haven't lived in Richmond for about a year and a half, but my family is still there and I lived in Henrico for 10 years. Here's what I can tell you: the Short Pump area (west side of Henrico) has been growing like crazy. Richmond is basically slowly expanding outward through Goochland county. Property prices there have done fenomenally and now you probably can't find a 2000 sq ft house under $300k. As far as teh $75-$150k house market, I would guess there's plenty of areas that are far less affluent than Henrico, but I wouldn't count on finding houses that cheap. Check our Church Hill (downtown) if you're interested in rehabbing opportunities. My buddy has been buying houses for $20k, fixing them up, and selling for well over a 100k . Just my .02.
