Idea For Quick Sell Of House
I have a house that needs to sell quickly. I thought about advertising it for 2 weeks that the house will be sold to the highest bid over X price. X price is the lowest I'll accept and it's more than 10% under appraised value. If a person is using a realtor, add 3% to the offer and buyer pays closing costs.
I've found that many people are afraid to give low offers due to fear of offending the seller. In this case I've taken that fear away from them since they know my lowest position and they'll only be bidding against other people.
Anyone ever done this? If so, what was the response. I was thinking this might be the best way to move it fast and everyone would win. Buyer and seller.

I've never done that, but I HAVE seen a Realtor that uses a "Dynamic Pricing Program".
They set the price a little over market. Then every Friday, they lower the asking price $5k.
Sooner or later, someone is gonna snatch that puppy up before someone else does.
Just a thought...
