For those of you that manage your own properties, how much time do you spend a month on your average unit? Please distingish between houses or multifamily.
Just for rent collections an hour a month sounds about right. But if you by dogs to rehab then you can expect to spend considerably more time invested.
We spend two hours a week doing something different to improve the property each week.
But my properties that I keep are usually gutted and redone when I buy them. So there is very little that has ever needed to be done in a hurry. We feel that maintence to the property is better than waiting for the ax to fall.
1 hour per month per unit maybe? That doesn't include driving time. This number varies. I currently own an 11 plex about 25 min from me.
