How Do I Get That Property Before Someone Else?

The past couple of days I have been driving through neighborhoods looking at listings I have found online. I have discovered that all the good ones have been snatched up. They are either under contract or sold. Some of the active listings that show the property still for sale, are actually sold with renovations started. All of this tells me that there is already an established group of investors doing the same thing. What I want to know is how do these guys get their information so fast. I do not believe I am going to have a lot of success waiting for the listings to be posted, finding the listing after it is posted, driving out to the property a day or so later, inquiring to the listing agent for more information if we like it, scheduling a time to see it, and THEN signing a contract with ernest money. That process is going to be a losing one almost every time.

Those franchise companies that advertise "We Buy Ugly Homes" most have some way of getting their information quickly.

There must be a better method to getting these properties before the rest.

    Seems like a lot of the time, a deal is in the process of being made by your competition while you're still waiting for the listings.
    The best way is to get people to call YOU. Advertise in your local classifieds that you can help stop foreclosure and double payments. We buy and lease houses, ect... Try and stand out from the competition. Use your signs advertising the same in your farm area. Where I'm at, signs are prohibited by the city, so I go around my area to local corner markets and make a deal with the owner. I put a sign in the window and one at the front counter advertising my service WITHOUT a phone number. It simply says, "see attendant." The attendant takes down the name and number of the interested party and the owner of the store calls me with the info. This method helps assure the owner he's going to get his $300 - $500 birddog fee if I close on a property he brought to me. By hitting all the corner stores first and the owner giving me exclusitivity, I have signs in the area where my competition can't. Working VERY well.
