HELP!!!!

hi all

found an abandoned property and did a little research and found the names of the owners by going to courthouse and made copies of the deed and mortgage.

need to contact owners to see if they are interested in selling. they are paying there taxes. but according to their neighbors there is some sort of lien.

property is owned by a husband & wife (2/3) owner and (1/3) to another individual.

what do i say in the letter??

    Do you know who paid the taxes? (where is the tax bill mailed?)

    Find out and look up the phone number. Don't bother writing a letter. Call them and find out first hand if they are willing to sell, and if so, what exactly is the deal with the house.

    Go ahead and send the letter, just tell them you want to buy their property. It has paid off for me. If the letter doesn't work try to locate the owners and go right up and talk to them about your plans. I found a property empty for almost 3 years now. I wrote the letter, no response. Talk to neighbors and found out where the guy worked, walked right in introduced my self and told him I wanted to buy his property. He said he just wasn't ready to sell. But he promised me a call when he got ready. I will now send someone else to try and purchase the property for me, in case it is just me he doesn't want to sell to. What I am saying to you is don't give up easily, ask for what you want! Code:

    If it were me and I have already sent a letter with no success with the husband and wife. THen I would try and contact the other owner and see if maybe your could persuade him a bit.

    the billing address on the aessement roll for 2003-2004 is a mtg. company in worthington, OH. the billing address for the annual real estate tax statement for 2003-2004 is to another mtg. company in atlanta, GA .

    i sent out letters yesterday to both parties husband and wife and the other owner. sent it to the abandoned property with the words "forwarded mail service requested" as per the post office. so hopefuly there is a forwarding address and they will recieve it.

    i dont think the mortgage companies are suppose to give out private info so i have not contacted them.

    any other avenues i can take??

    Unless your county happens to be different, it sounds like this puppy has already been foreclosured. Mortgage companies/banks/lenders don't usually show up as the billing address unless they own the property.

    so if thats the case then what?????

    even if i cant make this work as far as profit i would like to follow through for learning experience. do i call the mtg. company to see if they are willing to sell or is this the end of the line??

    You better beleve you call them. Please and don't hesitate. The only problem I see is they might not want to deal with you because they still consider the owner the rightful owner even though they foreclosed. If that is the case bride somebody that knows them like the neighhbor to either get a deed sign off or a contract. I like offer the neighbors 500 to 5000 dollars as an incentive. And put it in writing.
