Help Me Buy This House!

I want to buy a $125k house, NO money out of pocket... BUT:

I have no credit cards.
I have no more than about $500 cash.
I have not the best credit.
I can afford the monthly mtg payment, already calculated PITI.

Hey Im not gonna let a little thing like CASH stop me, after all, this is the creative investing board right smile

The house needs some updating, the carpet smells like dog, and the windows are single pane. So i think they are overpriced, because they are asking more than the comps by about 2-5k.

Oh one more thing...the house is listed with a realtor, so thats gonna make it harder to be creative obviously.

Am I living in a dream world here? Is it doable?

Was thinking maybe the seller would carry 20% of the financing and get conventional mtg for the rest. Also thinking of some of these lenders off Lendingtree, but they wanted like 5700 "estimated " closing costs, which is ridiculous.

In my offer, i need to take into consideration the windows and the dog smell in the carpet.

    let me ask this,

    is this to be an investment property or do you plan on living there?

    it's listed at 125K wich you say is above the comp by 2-5K.
    do these people WANT to sell the house or do they NEED to sell it?

    and

    do you want this house or do you need it? when getting into things like this we can sometimes get our wants and needs confused.

    i would offer them less than 125 and see what happens, it doesn't hurt to ask.
    now back to their wants and needs...
    if they don't really need to sell the house then they might not budge on their price at all. i would dig around that area a bit.
    who knows, a similar house may be around the corner that someone needs to sell for 80K. now that would be the deal i'd hold out for!

    well, i dont need THIS house, but i do need A HOUSE bigger than what I am in right now. So yes, this is for me to live in, and yes I need a bigger house. Doesnt have to be this one,although i really like this one.

    it is not impossible to do with your resources but almost. you can do it but maybe not with this home. you may have to look at any homes to match your deal. find a realtor and tell them your situtation. they may help while you are looking on your own. ggod luck. kenmax
