I just purchased a 2 family dwelling in Central NY. I did a lot of research and brainstorming with other investors prior to buying. There is still so much I need to learn therefore II would like to share and compare my experiences with other investors as I go along. Thanks Flavia 8-/

congrats - you have done something that millions talk about, but only a few accomplish.

Look forward to hearing about the "goods" and "bads" of the deal.

Closeing are always interesting. I have walked out of several - had them delayed (my fault, sellers fault). POint is they are never the same - keep pushing and you will get it closed

Would love to know the lender that is doing 100% non-seasoned, non-owner occupied financing.

As far as your questions, all of them are sources for distressed properties, using realtors would be a good idea, you are saying you have no cash at all? How will you pay for closing costs? if you currently own your house and it has any equity, using that equity is a good source of cash.
