I would stay away from any agreements that a realtor wants you to sign. From my experience they want you to make them an exclusive agent for you, meaning you have to purchase/sell your property through that specific realtor.
I suggest you have agreements with the investors you are going to do business with. This will help lay out the guidelines that you both should stick by.
