Do Real Estate Agents Really Help

I am a new bird dog and so far my experience with real estate agents havent been good. It like they dont want to help an investor. Where do yall'e usually look for properties if not agents.

    Yes they do help. However, you need to find one that works w/investors like yourself. I am an agent and our office does work w/investors of all kinds. (primarily commercial land sales) ...We assist by addressing issues that delay the land sales process. (which vary from state to state). In Texas, we have pipeline issues, MUD's, Flood plain/way, mineral issues etc etc etc...Just keep looking and eventually you will find someone.

    I am an investor and most of my purchases have involved real estate agents. If you are meeting resistance in your dealings with them you might ask what concerns them most about dealing with an investor. This will likely produce a response that you can address.

    I am a new investor still looking to get my first deal done. I am still at the stage where I have been setting up relationships with people at the REI meetings and trying to figure out who is who.

    My experience so far is that I have a couple of real estate agents I am working with. Both deal with investors.

    My two best leads so far for wholesaling are two agents from the same company in different offices. One is looking for deals and the other is looking for investors. This will hopefully be a sweet deal for me!

    The main problem as I see it is that you mentioned you were a birddog.

    As a birddog, you won't be buying the property, but rather another investor. From the viewpoint of the agent, they figure you are wasting their time. Agents want to deal with principles (buyers and sellers).

    Also, I doubt that birddogging MLS listed properties has a low demand, as the investor can simply have any agent pull up the data for them. IF you and the agent are working the same criteria for the investor, both should pull the same thing.
