    Why do you want a contract? The birddog may want one to make sure they will get paid but I do not know why the investor would need one. I have always just signed an email or letter stating that I received a particular lead from birddog and will pay X $ if I buy the property. If it is an assignment then that is the contract. I would love to know what else you would put into a formal contract. I had one once that hada formal employment contract that she used and I just signed the studip thing to make her happy. She was looking for a husband as it turned out and quickly cancelled our deal when she found out I was married

    I remember reading a few post here concerning birddoging and contracts, contracts that do just as you said (give the birddog specifics as to what you are looking for as an investor and also locks the amount of pay they will recieve for each completed deal). I was contacted by a birddog and he sent me a contract of his own but we weren't able to work together because he dealt in a specific area and I also. I'm looking for a few other birddogs to work with now.

    I am a Bird Dog in the Atlanta Metro area and I have a contract that I use with the Investors I deal with. It protects both the Investor and Bird Dog. Post me with your Fax # and I will get one to you. I am also looking for new Investors if you're interested. Bill MPS

    Be very careful what your contract says. In New York, the law is very specific. No one may profit from the sale of a house unless you are the owner of said house, or if you are a licensed real estate broker or salesperson working with a broker, and have a signed contract with the owner to represent them in the sale of said house.
    You may, however, use an assignment of contract to pay the bird dog. The bird dog signs a contract for the right to buy the house, then assigns that right to the investor. You must make sure that the contract states after the bird dog's name, its successors and assigns. This way, he/she can assign the contract without the consent of the seller. Everyone is happy, including the state.
