Best Market To Relocate To!

Hi there everyone,

Thanks in advance for your wonderful insights. I am positive that TCI is going to be a valuable investment as I embark on my career as a full time Real Estate Investor.

A little back ground.

I am 30, Single, and have a $30,000 cushion to launch this career change. I have two degrees, one in business and one in FIna Arts - Web/Multimedia Design and Development. My Credit is POOR, but I am in a position to affect that with in year.

I am looking to re-locate to the best posible market. I believe I would like to concentrate on Lease-Options. I have been considering several places, but Orlando is at the top of my list for several reasons:

1) Real Estate Appreciating at 25%****Must participate a while before posting URL's***

2) Plenty of Web Design Work for past time and supplimental Income.

3) It is Nice and warm not like where I am currently!!!

I would appreciate ANY and ALL advice but particularily pertaining to:

1) Hot Vs. Not So Hot and Cold Real Estate Markets

2) Lease-Options Vs. Other Techniques for Owner Occupied First Home, and Subsequent Investments.

3) Orlando Vs. Pheonix Vs. Las Vegas, Vs, Austin/San Antonio Vs. San Francisco, Vs. Grand Rapids, MI etc...

4) Using A corporation to make purchases

    haha,

    Yeah, I know it is a big subject, and I have done a tonne of research. I and I will continue to do so... Including soliciting opinions from current active investors who are NOT trying to sell me something, or get rich off of my desire to learn and improve, so...

    CNN Money recently published the top 100 markets but since I am new here I can not post a link in the forum... I am using this amongst other sources (TCI Included) to narrow my focus for relocation to 3 markets...

    Maybe that is a good direction to go:

    What would you think would be the Top 3 Markets to move to for Real Estate Investment Properties...

    live in Fort Myers, FL, relocated her from Knoxville TN. I have found my investements almost quadrople since doing waterfront properties for sale. I am really involved with a developer in Clearwater doing mixed use resort there and also in Las Vegas. I am tickled pink with the market and the deamd for waterfront just continues to show strong gains. Anything waterfront you can get in Pinellas county, i would seriously consider. I did a lot of homework before gettign involved with what i am doing but, found in that area over the past 8 years waterfront alone yielded at 18% increase and the past 2 years 24%, that is just the water not taking into accoutn everything else...

    thanks so much for your imput. you seem to have similar thoughts about these locations. i would be interested in talking to you more about this if you have the time or inclination.

    i will be relocating in 5 weeks with a chunk of change and ok credit.

    Talk to everyone about what you do and how it can benefit them. We just had an investor leave our humble office that has placed money wiht us just because we asked and explained how it would benefit him..
    12% sounds great to a guy who is saving it in the bank at 3%
    Tell everyone what you do and have a plan that you can show them, people like visuals and will remember them longer than the spoken word...
