Approaching Potential Sellers

I was curious to find out how people are approaching potential sellers. Do you feel by mail for the intial contact is better or a phone call?

    A knock on the door is usually the best. I do all three. I'll mail letters if the property is pretty far away. IF its close, I'll drive and knock on the door. If i can get the number, I'll call. You may want to do all three. I end up doing all three sometimes.

    My first impression is that people who fall that far behind in mortgage payments aren't even opening their bills, why would they open your letter? I think that phone calls, flyers, newspaper ads, and the old face to face knock on the door works. If no one is home, leave your flyer or business card with your phone number on it. If they call you, you're in. Make an appointment to see the house immediately! Most important is to be kind. They are in a terrible bind, and a kind voice and attitude is really appreciated. That just might be the key to get you in the door. The whole process is just a numbers game. Try several different ways and keep it up. Sooner or later, you will have a buy.
