Anybody Has A "Contract" For Birddogging?

Hi,
I'm fairly new to investing, and don't have much capital to acquire properties, so i guess i will have to start bird-dogging.
I have a Seller whom I made an offer to purchase her house w/c price she gave to me - i planned to assign it to an investor, but thinking of the time/efforts i have to dea (the property is out of town) i thoughtt i'd just pass along my buyer to the Seller directly and get a finder's fee from the Seller w/c she agreed. I charge 1% of the final price.
So i started marketing and even put the house ad on a paid FSBO site w/ the contact info as myself so buyer can contact me directly - she never go through the Seller -- all the info i feed to her and send the buyer to view the hosue when she's ready. If she likes the house and purchase it then i get my fee w/c the Seller promised. So what i want basically is an "Agreement or Contract" that i can send to the Seller to make our agreement binding and legal. Anyone have any? Wld appreciate any help or guidance. Thanks!

    I'm confused on the contract you’re looking for. Are you looking for an option, a standard sales and purchase agreement...? Your best bet would probably be to call a Lawyer or get a contract from the stationary store, and have the Lawyer tailor it to your needs.

    Laws differ from State to State.

    Even if someone here gives you what you are asking, you would still need to have your Lawyer look over it.
