Well & Septic Needed

LadyZena profile photo

I just bought my first piece of investment property. I am thinking of putting a mobile home on it ( for rental) but I need to put a well and septic system in. Are there companies that specialize in a whole package? How can I check prices to be sure I am not getting "ripped off". Thanks in advance.

I don't understand why you would think that you are automatically going to get ripped off? First off call two well drillers in your area and see what the prices are. Then call two septic system installers and compare prices. You may find a company that does both...hard to say. You are the BOSS. Check references and go with the one you feel most comfortable with. You will most likely be correct.
    Good Luck

I am way down here in Florida I just thought there might be companies that specialized in package deals so I didn't need to call separate well and septic folks.

Good, simple advice dlynn. I think that just falls under being a smart consumer no matter what you are trying to achomplish.

In my opinion you are going to pay more to get them both done with one check than if you use two checks. Just the same as it is cheaper to hire out each individual job rather than hire a general contractor.

I have no idea what your water table is in that area, but having been faced with this problem on several previous occasions, I would bring in my water drillers first as they are familiar where and how to drill.

Try and get that set, then start to figure the best spot for the septic system. A rule of thumb, if you have a gradient level try to keep the water digging hi and the sept low. It is so annoying latter on to find that your Septic system is intruding into the water. Other then that take bids and on your water driller if he knows the area well he may be able to give you a pretty close estimate as to depth necessary to establish a good supply of water. Have you considered Solar Panels? How about battery storage systems. Can you export your generated electricity down the meter spinning it backwards? Will you be setting up leaching lines from the Septic, Might as well get maximum effect from all such improvements. Etc. Etc.

    Enjoy Lucius
