Will most agents write an assignable contract if requested? Does an assignable contract require the usual earnest money or is a promisary note acceptable? Is a lender letter varifying funds from me required when signing an assignable contract or can my assignee provide his own lender letter? Once a contract is assigned what happens to my earnest money, should i leave it in escrow and make up the difference in my fee from assignee? What other addendums or clauses should be included in a contact thats goin to be assigned other than this contract is assignable?

    I can't say for sure in GA, but in Ohio most of our standard real estate company contracts are assignable. So shouldn't be a problem for an agent to write it.
    As for the pre-approval letter, that in the end would be up to the seller, but I personally would never recomend a seller accept a contract w/out a pre-approval letter for the buyer. It's just not good business.
    A promissory note should be fine for E.D. Typically the note would be due payable in a certain amount of days. The norm here is 4 days, but you could request any amount of time you want, it's just a matter of whether or not the seller would accept it.
