What Benifits Have You Gained From A Web Site?

InActive_Account profile photo

I have been kicking around the idea of setting up a web site but am not completely sold on the idea.

Is it a hassle?

Will I have people emailing me nude pictures of farm animals?

I would imagine that with a site you would gain some credibility if it is set up correctly. ( without the pictures)

WOW he's on the web He has to be Good!

I am not short on deals at this time so this is not my motivation but who knows what tomorrow may bring.

My question is What benifits have you gained From a web site?

Thanks in advance

    John:
One of the advantages of a website is that if you implement it into you "farm packages" you can direct your sellers directly to your website and fill out an
online sellers form. A lot of people don't want to deal over their kitchen table. If you can offer a fast escrow and the convenience of an online sellers form,
    you are in.

In terms of price to set up a website it varies. I would recommend looking around and getting bids from different
    web designers.

Just think about it for a minute, if you
purchased just one deal from your website, that one deal would pay for your website for the next 10 years!

Thanks for your reply. I was a little sheepish about this topic but what you have said makes perfect sense.

We are setting it up so our bird dogs go online and fill out the referal form. Less phone time and just print off the leads. Plus as said previously poeple feel much more comfortable filling out the info online. Why I don't know.... Less entrucive I guess

My website has done a great deal for me, when I was generating my buyers list. I also have a website to generate leads for sellers...which will be advertising a week from sunday , pretty excited to see how it goes. If you're curious and considering a website if you would like to see mine just pm me and I will give you the link(s)

I think the advantage for marketing towards sellers with a website is, as stated above, they can fill out information for you to contact them, you get all they're info maybe some info as to what they are wanting to do. They will be expecting a call, you will know what to expect when you call, and I like to think of it as You're website is like asking "would you like me to call you?" and they're request for minformation is "yes please give me a call"
They get to read about what you do, you get some information about them, you both know a little of what to expect and it makes it a lot easier to call them up and break the ice..."Hey I'm (Your Name) just wanted to follow up with you, you had went to my website www. what ever .com ...blah blah...blah.

For me, before I ran my ad for my buyers list I was nervous talking to starngers I didn't know even over the phone, but after I ran the ad, got some of their information, it made me a lot more comfortable calling them and now I can talk a strangers ear off...

So a website not only helped me with leads...it has also made a positive contribution to my social skills as well by helping me get over the whole "breaking the ice" part of a conversation.

I don't know how hard core into investing you are yet, but if you use your home line as your business line too, well a website will help keep unexpected at inconvenient times to a minimum, and you can follow up with them at your convenience.

    Ok I'll shut up now

I have been fortunate enough to be a full time RE investor for the last 2 years and haven't had a shortage of work so far.

I know a web site could be a great tool and make things easier for me because I am ready to take it "to the next level."

I was concerned with the "Maintenance"
required or is it on auto-pilot?

    Thanks

As far as maintenance, sometimes I take my website for granted and when there is a day where it generated no leads...I tend to get upset, lol, so I usually email or call my hosting company and have them check it out for me.

I don't do any maintenance on my websites, the most work I have to do with them is occassionally go in and update them, you know...instead of Merry XMAS, Now it's Happy Easter, just keeping it new. And again calling or emailing my hosting comapnay to see whats going on, doesn't happen often but every once in a while...

I can attibute at least 50% of my business to my website. I could not do with out. IT is the best advertising dollars I spend.

You need to make your website
    1. updated weekly
    2. marketed daily
    3. informative and easy to use
    4. in good shape ( no broken links etc.
    5. fast to down load
