Walking up to houses.....

I have access to the MLS. I can bring up the tax information to see who is Lis Pendens. My partners and I are considering just walking up to these houses and speaking to the owner(s) directly. What approach should I take in speaking with them without offending them as to why a stranger (me) is coming to their house?? Any suggestions??
Any info is appreciated.

    How bout' this:

    Hi, my name is __________ and I've been talking to several property owners in the area about possibly purchasing their house. I have a list of buyers waiting to purchase houses in nice communities and would like to ask if you or anyone you know have been considering selling their house in this area.

    If they say yes, great! Do your stuff!
    If they say no, leave your card for future reference...They just may call in a day or two.

    Joe Kaiser suggests a more direct approach, and as far as I am concerned, he is the man. Just knock on the door and say "I was wondering if I can help make your house payment." They need to know that you know they are in distress. If they look at you strangely as though they don't know what you are talking about, have handy the information that woudl indicate that they are in impending danger of losing their house.

    If they give the old standby, "It's all being taken care of." Say "Good to hear that, but can we chat about how I can be a back up plan in case that falls through. My partners and I have been doing this awhile and have found that soemtimes things don't go as planned. I can make you an offer with a 3 day absolute right to cancel the agreement, no questions asked." If still no, leave your card, but according to Joe, done in a manner that conveys an air of trust, most will at least talk with you at this point.
