Sold Comps

where can I find sold comps in Houston, TX? which website can I got to do a sold comp for a house?

Please advise.

    Also check county records... many counties have online access for comp sales, tax assessments, etc. Or call a RE agent and ask for comps....

    The only way to get reliable comps in Texas is to get them from a real estate agent, or the MLS. Texas is a non-disclosure state and the county tax assessor does not publish what a home sold for. They do have their own value of what they think the home is worth, but it is not the true value.

    You can try Zillow but I have found their values to be way off too.

    Try CyberHome. They are better than Zillow, and offer lots of comparables.[ Edited by bruds26 on Date 01/30/2009 ]

    You can also just search the tax records around a piece of real estate for comps if you want to get really detailed.

    Realtors can probably do a better job than anyone...You should have one dedicated Realtor your working with anyway.

    Beware of Price Predicting Comp sites though. Their formulas for coming up with prices were really designed for markets where prices are plummeting faster than Chris browns career.
