Wanted some feedback on these programs if anyone out there has used them. Instant Cash Wholesaling and the Motivated Seller pkg. I haven't bought them yet but, I'm considering it.

    It's all about direct marketing. And he is a good direct marketer. I heard his probate program is run of the mill, not so great, but the wholesaling ones are supposed to be good, though I have not tried them.

    Be prepared to blast people with tons of mail, and to learn how to get letters and postcards read, copy suggestions, frequency of mailing suggestions, ways to track what works, what doesn't.

    Nothing new, just direct marketing applied to real estate.

    I've done some direct marketing in other businesses that I've been involved in, but I could stand to learn more. Even though you say it's pretty basic stuff (Motivated Sellers). Would you say it's worth it for someone who needs to learn?
    And just to confirm, you say you've heard that the Wholesale course IS helpful?

    I've got Motivated Sellers and Probate Profits...haven't had any other courses on same topics by other authors. I am pleased with the marketing ideas! The software makes it really easy to plug in addresses, identify what kind of property it is (i.e. vacant, probate, pre-foreclosure, etc) and then just hit print to generate letters and postcards. He has "canned" letters, but they can be tailored so that they are more like your own writing, or if you don't like the way he phrases stuff.

    The probate process is kind of dry, so the Probate course is, by nature, kind of dry. But, Rister is complete, and covers the how-tos well. The best deal I've done yet was a probate, so I've got a fondness for those deals...you can do the research for your own state on your own, though, and seach the legal newspapers for the personal representatives. Either you pay the big bucks to have the information all gathered together, or you do the footwork yourself.

    You can do most of that letter stuff right from MS Word and MS Excel. Mail merge works great. As far as the letters and post cards, there are lots of them to be found right here on this site! Save the money for mailing and read these posts on Marketing and the like until you find the info you are looking for. You will save a bundle in books and have it for doing your first deal if you have the patience to look though and read this info. I personally dont have the funds available to be buying more books for my collection. The wife has threatened Divorce if I keep doing that. This site has been a God Send for me! Good luck!
