Porch Cost Estimate

Hello everyone,
We have an old colonial property and we already have an interested buyer from NYC. The detail is that they want a front porch built in front of the house which is about 50feet long by 8 feet wide colonial style, 6 inches columns, and pine boards covering the plywood from the roof. I was wondering if anyone could have an idea of how much I could expect to pay by the square. I know it is impossible for anyone to give me an accurate number but I just wanted an idea. I just had an estimate for a deck on the other side of the house and doing the numbers it comes to be about 20 dollars a square which seems reasonable. Could I expect to pay double ($40 sq) for the porch because of the roof over it? The guy who gave me the estimate for the deck was not interested in doing the porch... Is that kind of strange? He does have insurance and I have already checked his references...
Any ideas or suggestions would be helpful

    If they want a porch, either let them a) do it themselves, of b) ad the cost of the porch to the amount your selling the property for

    It was discused and agreed that the cost of the porch will be added to the final price, but regarless of that I want to have some feeling of what a fair price per sq would be because it would give me some sense of the contractor... If the price is way too low then I can deduce the guy have no idea of what he is getting into it, too high then it could tarnish my reputation with this guys since they will know the price of the work and I need it to be fair. Please realize also that this guys wants to buy a couple of other properties in my area and I would like to be the person to sell it to them....
