PA Investors......

Hi,
I'm just getting into wholesaling and I found several vacant properties, so I'd like to find out who the owners are. Would I do that at the courthouse in PA? Just trying to find out where to start looking for the owners. Thanks!

    You could do some preliminary research in the tax assessor database for the particular county, if they have on line access. For instance, for Dauphin County:

    if you are actually going to the court house, you start in the recorder of deeds. look up the property address to find the deed. after finding the deed you will want to see if there are any mortgages on the property. then cross the hall/go down the steps to the Prothonotary's office and look to see if there are any judgments (city liens for sewer/water/trash will also show up here). then look in the child support computer to see if there is overdue child support. then find the assessment office and see if there are any back due real estate taxes. go early in the a.m. before they get busy and all that should take no more than 15 minutes and you have what is called locally a lien search.

    p.s. I was in Hbg yesterday & Carlisle today and you people up north there must learn to drive - terrible traffic both days, although perhaps the 'sprinkles' didn't help wink

    Thank you both for your help with this process. I think I'll have to go into the courthouse physically, because when I pulled up www.dauphincounty.org it wouldn't let me get that kind of info. You both were very helpful, thanks! grin
