On The Phone Or In Person... Does It Matter?

When offering to buy someones home using subject to, L/O, land trust, land contract, or any other method thats not all cash ...do you think it makes a difference whether you make that offer over the phone or in person?

Some "Guru's" say you will only find success with these methods when you are face to face with the seller. Since I know this is where to come for no fluff answers I would like to know what you all think.

Can you get the deal over the phone?

Any input given from past experiences would be greatly appreciated

    Yes, it does matter!!

    In the first place, you are not going to make a deal on an unseen property!

    It also shows respect when you appear in person and on time!

    If you'd rather deal over the phone, that doesn't encourage trust. Most scams are done over the phone.

    Just do it the right way and make the personal effort!

    I think the only thing you do over the phone is screen(qualify) the houses, sellers/buyers....finding their motivation and how of if they're willing to work with you....

    Sometimes it's best to see the house and point out some (equity take aways) right in front of the sellers....as you move through the prop....

    Some sellers need to (feel) comfortable working with you....it's easy over the phone.
    Just remember, you're their to help them, not beg for their help with your biz.
