Offer for Purchase Form

I have questions about the Offer to Purchase form:

1. How many days do I allow seller for inspection?

2. How many days should a purchase and sales agreement be completed after the offer is accepted?

3. When should an offer close? (From length of time from when the offer sent? OR Day of the month?)

4. If the owner is out of state, then what's a reasonable time for them to return to sell the property? Can it be done in proxy?

    I would do about 15 days

    2. How many days should a purchase and sales agreement be completed after the offer is accepted?
    The purchase contract (offer) should be done immediately when they sign the offer.

    3. When should an offer close? (From length of time from when the offer sent? OR Day of the month?)
    Last day of the month, but any day really.


    4. If the owner is out of state, then what's a reasonable time for them to return to sell the property? You can submit the offer and have them sign the purchase agreement via fax, but closing has to be done within the state.

    I would sell the property "as is" and NOT allow an inspection at all. They either want it or they don't. 15 days is "way to much time" to give someone. They will "find" things wrong to get out of the deal.

    First, are you the seller or the buyer? Seller don't inspect the property buyers do. Kind of confuse on your perspective.

    If you are the buyer, then you want to negotiate as long as possible. The opposite would be true if you were the seller.

    I would try to always sell "as is" but a prudent buyer/investor will accept as is as long as he/she can inspect the property.
