Newbie Curiosity...
Can anyone explain to me the motivating force for a seasoned investor (like so many of you guys out there) to want to purchase a property from me or anyone that is wholesaling a property?
I mean if the investor/buyer is willing to pay me X-amount for a property why wouldn't they just cut me/the middleman out and do it without me/ a wholesaler? In short is it that the investors/buyers appreciate the fact that the footwork is already done for them therefore allowing them to just go to closing?
If this is what makes wholesaling work then let my footwork begin.
Sorry for asking what is probably such a stupid question to some. Thanks for any input .

Because it saves them time and effort locating and sort of weeding out the properties. Plus they cannot be in all places at ince so birdogs and such are very helpful
