Need Advise --Newspaper Ad Is Not Working

I placed an ad under "real estate wanted section"

Behind on payment?
don't know what to do?

No one called. Any suggetions that could help me out here?

    A little confused here. If you are trying to develop a buyer's list, then the ad that you placed won't help you at all as it is aimed at getting sellers, not buyers.

    If you are trying to get buyers, it would help to know exactly who you are trying to target, investors or retail buyers? You won't be able to run an ad that will hit both of them.

    Thank you for replying back. I am looking to buy single family homes so I can wholesale to another buyer (investor) who would fix it up and then sell it.

    What would you suggest I do? Should I write the ad? "Investors Wanted" and under what section of the newspaper should I place the ad?

    I appreciate whatever help you can give me.

    If you're interested in wholesaling, then you do need to find at least a couple of investors that will actually buy property from you (believe me, that's harder than the "guru" books make it out to be). The best place to find them would be your nearest REIA group.

    Though I don't particularly care for it, you could also try the "phantom" ad approach. You'd run a "handyman special" ad, advertising a "fake" house that you have for sell. When you get calls, you tell them that you just sold it, but you get others on a regular basis, would they be interested in you calling them then?

    After finding some investors, the biggest thing is finding the deals that they WILL buy. IF they won't buy anything less than 75% of FMV minus repairs, then you have to find something cheaper than that in order to sell it to them.

    I used an ad that said "Investor special. Great deal. Call xxx-xxx-xxxx." It pulled like gangbusters. Now, I have a great buyer's list.
    Having a little more difficulty finding the deals!

    How long did it take you to build a buyer list?

    Under the real estate section of the newspaper, where did you post your ad such as "properties for sale" or residential.

    Carol:
    Here are my suggestions:

    -Go to your local investment club and find some wholesale buyers there
    -Call the We Buy Houses For Cash ads in the paper and you could even check on the internet for investors.
    -Post you property on "Sell Any House Quick" website and build your list when people call you


    Networking is the key in this business. I would first start by check the newspaper and call up these investors and see what they are looking for.

    Find your deals first thats the hard part !!!! You have a good deal then you can run the ad, don't waste your money advertising deals you don't have , There is a ton of people looking for those deals, When you find a good property make sure to do your reasearch before you make the deal.
