okay here is basic info ask for more

1. 14 acers land in 2 states
2. 4 building on property including 1 bar, 1 restraunt/lottery/cigerrte store and bar same building, 1 single wide on foundation, and one 4 bedroom house on property
3. comes with 2 state liquer lincens one from each state
4. 2 cigerette lincense one from each state
5. lottery lincens for one state no lottery in other state
6. all can be transfeder over to new oweners
7. already showing 22-25k profit per month gross will be close 1 million this year
8. same owner for last 30 years she is ready to leave
9. with some work and advertizing i see a double in sales in less then 6 months
10. i am estmating a 20-35 percent return on investment over a 5-10 year payback depending on size of investment

any more questions ask i have worked in and manged bars and club for 6 years this is a real diamond in rough and i put out 50,000 own money to hold it for 90 days to come up with rest

    You can try the lenders tab at the top of this page, or ou can place an ad in the paper. "Are you looking for a better return on you investment than you are making on your money now? ??% guaranteed by real-estate. Call xxx-xxxx. When you find a fish with enough money to finance your deal, you can either enter into a partnership agreement, or ask them if they would loan you the money you need. The above is just an example. Keep it all with one investor so you dont get into securities issues. Or just get USA TODAY and look at the ads in the classified section. The Real Estate section of most major newspapers have all sorts of ads for "We buy houses" These people are potential investors. Also, If we know how much the property is selling for versus what it is appraised at. there might be someone here willing to finance the deal with you as well.

    thanks for the info the appersail is 1.9 million for just property and buildings does not include any of the buiness that are already working and earning an a profit in the 20-30 thousand a month level. i figuer that the return on investment will be in the 25-30 percent range with out to much work

    Have you thought about venture funds? There are many different comapnies that will allow you to borrow funds if you have some money into the project or if the project is just very strong. I can give you contact with a couple of these companies if you would like to know more.
