Looking For Buyers
Hii, I am trying to find buyers for houses I preforeclose I want to be able to unload the houses quickly. Until I build some capital. Do you have a list names with contact information of people that would love to get a house with equity say $15,000 and up . I just want to get a good database of buyers. I also would like to know what information they would like to have sent to them appraisal, pictures etc......, This way I make some money and the future buyers gets some equity they will have the capital to hang on to it and sell it. am trying to increase my database of buyer

Sounds like you're trying to skip a few steps. Good luck in doing so. If you are unable to get someone to give you their list that worked so hard to get, and cultivate, you might try to build your own step-by-step. When you get a property(s) under contract, place ads in the paper that would attract buyers to your property. Don't lie, if you're willing to do a lease/purchase, you could advertise (easy qualifying), Low down, Instant equity etc. You build your list from the callers. Prioritize it from top to bottom with things that you think are important. Some selection criteria might include (In no particular order) 1) Amount of cash available for down payment. 2) Credit history. 3) Monthly income/Ability to pay etc. You get the point. Also find out what they are looking for. When you find their dream home, they are the first ones you call. After a while, you will have a database of buyers that you can be proud of. Make sure you call back periodically, even if you weren't able to help them on this deal. You can remove them from your list or update their information as necessary. Also, get referrals from everyone you help into a home. you can even offer referrals for leads that turn into sales.

A good way to generate leads is to call all the "We Buy Properties For Cash" Ads. Ask them what they are looking for, areas, bed, bath, etc. If your looking for end buyers are great way is to run an ad for people with good credit, tell them you will help with closing cost up grades, depending on the equity in the property.
