Market is hot in our area and there are a lot of homes for sale buy owner. How do I tie up the property so the seller can't go backwards? Is there something I can record?

you would use an Option to Purchase form.
Make sure it is assignable, that is, so you can transfer your interest in the property with somebody who can close the deal with your owner/seller.
