Leads Are In

The leads are comming in. Should I put options on the leads that the owners just want payoff of loan. There is a spread of about 20K from sale price to ARV not a lot of equity. What can be done with those properties? not really wholesale deals. I'm still trying to get in and out as fast as possible!

    You can get the subject properties tied up under contract as I do this my self, but you must make sure you have properly researched the title to be sure that the equity is as states.

    I will not look up low equity properties that are listed with a realtor, I normally have buyers lined up and I know that I can get enough downpayment to cover any errs and that the market rents show a good spread between the mortgage payment and current market rents.

    I use many other factors in this equation as well, but this should get you in the general direction.

    I agree, thats why as soon as I get the contracts back within three days I send for the title search. Next is to gear up and find a tenant/Buyer/investor/rehabber I'll keep you posted!!

    I have a Motivated Seller lead generator who I use to get my leads. Email or send a private message and I will possibly give you a contact if you wish!
