"I BUY HOUSES" Ads

Anyone ever had any luck with these ads?
If so, do you just finance them through a bank like any other house or foreclosure?
Any tips on negotiating strategies? :-?

Don't know about your part of New Mexico, but here in Austin there are no less than a dozen ads in the paper on any given Sunday. Question is, what makes one stand out more than another??

I ran a We Buy Houses ad for several months when I first started. Soon I found out that 99% of the calls I received were from people who wanted me to finance part of their retirement.

I've have much better success with Business Cards and Signs. The Signs are like magnets and you receive better quality calls.

Hey Beverly. I run ads in the paper along with other forms of advertising. My experience is that if you want a return on newspaper advertising, you have to run it every day for a long time. You will get many calls that will not pan out. But, it only takes one good deal to pay for many years of advertising.

The thing I like about my newspaper ad, is the variety of calls I get. It forces me to think about areas of CREI I might not normally have thought of.

If I am not personally interested and there is some money to be made, I will call people on my buyers list who may be interested. I will then pick up a birddog fee.

    Hope thats helpful.

    John
