How To Find Properties?

I did the driving around in the areas that I wanted to work in and wrote down the propeties that are vacant or look like the owner may be willing to sell, my question is what is the best way to approach owners and how do I find out if the are willing to sell there home? Any help would be appreciated. I am getting a little frustrated I have been going at this for months. Need to wholesale properties for a deal I would like to do!

    All properties in MD are listed in the state tax records. http://www.dat.state.md.us/
    You can search by property address and pull up the owners name. I would send them a letter on a regular basis (every 2 weeks) that expresses your interest and intent. Or if the property is owner occupied you could knock on the door and see if they want to sell. I'm fairly new at this too, but those are the steps I'd take to start.

    Once you locate the owner simply ask:

    You: Hi my name is Mr. Investor and from public records I show you own 123 main st.

    Owner says Yes I do

    You: Would you be interested in selling that property?

    Owner: Yes

    You: Paying all cash and closing quickly, what would be the LEAST amount you would accept?

    I'm sure you can take it from there....

    You have to know what the house is worth in excellent condition before you even think about calling an owner...

    Know Your Customer!

    Determine their PAIN!

    High payments
    Behind on note
    Ugly House
    Bad Tenants

    Concentrate on their pain
    Build your solutions around their pain
    Give them a solution to their pain

    In a conversational manner
    Non-Foreclosure

    Whose name is the house in?
    Why are you selling?
    Who lives in the house or is it vacant?
    What is the value, how did you come up with the number?
    Or
    What are you asking & how did you come up with this number?

    In a conversational manner
    Foreclosure

    How much do you owe & to whom?
    How much are you behind?
    If you sell your home what do you plan to do?
    If you can’t sell what do you plan to do?
    If I could make this problem go away for you, what would you do?
