Flipping?

So, I have a fsbo house under contract for 240. I already have a buyer interested, that is willing to pay 260.

How do I go about, and can I go about, doing a simultaneous close on this place? Or do I just have to close on it and then turn around and sell it again?

    on a deal this slim you are better off just assigning your contract and letting your buyer close direct. otherwise the legal fees and transfer costs are going to eat up too much of your profit.

    Unfortunately, the contract isn't assignable, and the seller won't budge... I'm thinking lease option for a few months...

    If you have a property in your hands for 240 that you know you can absolutely uload for 260, then why not double, commercialking? Talk one party into paying closing costs and split with the other. It's the only option if you can't assign it.

    Just curious. Is there a reason your contracts do not have an assignment clause built into them?
