Finding Motivated Sellers ?

What is the best way to find motivated sellers for wholesaling properties without putting up those tacky signs that you see on almost every corner nowadays?

    They are so many different ways to find motivated sellers. I would name just a few. Pre-Foreclosures: You can get a foreclosure list in your area to find people who want to walk away from their properties. Abandoned Homes: Find a board-up property, research at the Court House where the property is located to try to find the owner. REO's (Realestate Own by Bank): find a realtor in your area that does gets bank properties. etc. etc. etc. Or run an ad: "WE BUY PROPERTIES FOR CASH", but make sure you have your financing ready.     visit the marketing forum on this site, Consider John Locke's book "Big Bucks Bird-dogging" There's good marketing info in it. Consider "Guerilla Marketing" by Ron Legrand.

    Hello Soul_Controller,
    I hate to be the one to tell you, but those tacky signs work rather effectively. I know they arent the prettiest thing, but how do you knock the power of them. I read a post yesterday where someone wanted to paint an old van and park it in Wal-Mart parking lot! Pretty, nope...Effective? You bet. You just have to find what you are comfortable with and use it. BTW, I have those tacky signs, too (Yellow and Black, almost hurt your eyes, but the work ) ! Good luck to you. Happy New Year!

    I once looked into those sign, but all the city around my have made then illegal and the fine is several hundred dollars. Many stores now have to hire people to stand on the side of the road holding up signs 8 hours a day. It a funny site, because around here it's become a fade to be in cow suits.

    its becoming a fad around here also in NJ with people holding signs up for 8hrs a day... They have yet to get into cow suits but I would love to see it!!

    You might want to target folks in divorce, in probate, landlords involved in landlord/tenant disputes, properties with building or housing code violations, properties that are abandoned/ugly, properties, properties where the owner was recently transferred/relocated, out-of-state landlords. Enough potential motivated sellers for ya?

    Is there another book titled "Guerilla Marketing"?; because Jay Conrad Levison wrote the version that I own.

    And of course I think he did it in coop with Jay conrad Levinson !?!

    Hands up to jorge121!!!

    He is onto the secret of where motivated sellers are hidden..

    I sum it up real simplistically: "UNADVERTISED PROPERTIES".

    Any unadervertised property is a motivated seller..

    Advertised properties (i.e. mls listings, fsbos, reo's, 'NOD'S included' ) want top dollar and to be cashed out in addition to having every other home buyer & investor wanting it (competition)..

    Unadvertised properties have no competition, owners don't know what they want, nor have a clue as to the homes value most of the time (usually agents give owners a "high" value in the agents opinion)..

    What are unadvertised properties?
    Damn, if one has that little common sense you'll fail in real estate..

    Examples include, PRE-foreclosures (before filing of notice of default), vacant homes, rentals that can't be filled, homes inhertitated from dead people (probate), condemned homes, divorces, etc..

    Keeping it simple, if you want to outsucceed your competition, go after what they don't know exist nor are competing with you for.. Unadvertised Properties!!!!!!!

    As for finding them, marketing to them, and finding the owners, it is COMMON SENSE in my opinion...

    Either you can use the signs or you can beat the pave roads, riding and looking.

    You can comb the papers for the obituary and the divorce sections, then call.

    Who? Well that's where the signs help.

    I'm a motivated seller who chose to go online looking for legit cash out. Any takers? My 2 cents would be yes to the tacky signs, but also newspaper and web sites.

    I'm sure glad I found this in another post. This answers my question big time.

    I meant to ask someone. SOmeone had mentioned expired MLS listings (potential source for finding motivated sellers). Would I have to work with a realtor or broker to get one or what? What's the story on that one?

    Expired MLS listings...there is a whole set of realtors that follow these...and in my area, at least 10 that call on the owner the moment the property goes back on the market. The sellers are not happy folks either.
