Anyone know of the best fresh daily and weekly foreclosure listings for the New York City area?



Also, where can I find distressed properties to wholesale to an investor?

    I agree completely with bargain76.

    Not that it’s not a good deal, but why would the person who has the assignment leave over a million dollars on the table?

    And the part about, “no one can get in to do an appraisal without a court order” would be a HUGE red flag to me.

    Who did it, when did they do it, why did they do it, for whom did they do it. Think like a policeman here. People the things they do and the places they go. What time they do them, why they do them an how they do them. What money is actually involved.

    Sounds fishy. I agree with others posting against jumping in it too hastily.. What mortgages are against it presently? Why would someone leave all that money for you?

    I agree with the other posters. Even if the couple are going through a messy divorce, I doubt that they would leave $1.1 million for the third party you are dealing with.

    I hear what you are saying: It would to doubt every deal out there (that would defeat the purpose of us being investors), but do your due diligence and be sure that this third party is not feeding you a line of bull.

    Like the poster said above, always ask why, why, why.

    Thanks to all of you who posted a response. The 3rd party I have been talking to you has no longer returned my calls after I began hammering for more information. Obviously falls under the "too good to be true" cliche. At this point I am going to pursue the buy and hold cash flow end of the real estate investing market.

    In my opinion the only way you should go anywhere near this house is with a straight option.

    Assignor gives you the right to buy at ___ for a period of 3 weeks. Access is going to be the issue and then evicting or ejection of the current owner if they do not leave.
