i need a beter understanding of an assignable contract and what would be consideration for a home that iwoud go for 147k om just not sure of the advantages to the buyer and seller?
It would be great to get a veteran's expert opinion on this. I also need to know this for the purpose of flipping houses to investors. I would really appreciate the answer to this.
What do you mean 147k? You need to throw out some more info if you want an analysis. How much is the place worth? How much fix up is needed? Any other details you're leaving out like back payments, liens, etc?
Your consideration depends on the numbers, and how much someone would be willing to pay for your assignment. Leave room for the next guy to make some money.
What do you mean you don't know the advantages to the buyer and seller? The seller is getting rid of his headache, if this is a distressed situation. Come to think of you, you never really gave details on why they're selling....not exactly sure how you expect someone to answer what the advantages would be.
