Hello to All,
I'm sure you herd of good ways to create a buyers list. Here another way it will take time and effort. Get your phonebook go to your Appraisal District Web Site, next search the last names from A - Z.
for example if you searched for Smith a common name your Appraisal District might pull-up 200 names now look at the names, look for the person who owns allot of properties now this person could be a cash buyer for your list.

    Ha guys,
As a wholesaler, you want to have a cash buyer ready to assign or double close your deals. I read somewhere in this forum about how to find cash buyers for your deals, for example call the We Buy Houses Ads, Advertise a property and when someone calls, tell them that you just sold the property but that you are looking at 3 more properties and if they want they can give you there name and phone # and you will call them if you get the properties under contract or get a list of landlords from Hud section 8. You may get a few cash buyers added to your list this way. This other way, just go to your appraisal district web site, your appraisal district should give you options on how to search for properties such as by account #, property address, or by owner’s name. If you have that option, search by owners’ name, get your phonebook search the last name only of each person from A-Z which will take time and effort. For example if you search for Smith, you will get a list with all the owners first name now check the list the list will show if the owner has one property or allot of properties. The one that has allot of properties would be a possible cash buyer. Once you get a list of names, write to these people and explain who you are and what you do and if there interested, get some information from them such as what area of town they would buy, what kind of discount are they looking for, what other criteria are they looking for in a deal, ask if they would like to be notified by phone, fax, or E-mail. By the time you know it; you will have a cash buyer for all your deals. Hope this helps.
