Okay, I haven't utilized this site in awhile so I have a lot of posts to catch up on advice. I have rehabbed/held two units and bought two other rentals this year. I'm doing well and have a good bit of equity. What I don't have is the cash reserves and thus feel like I can't enjoy my success due to increased debt and the fact that I don't use my cashflow for anything other then business since the repairs eat it up anyway. Basically I need to diversify and do wholesaling, preforclosures, short-sale, auctions... I've met other investors who always have properties for sale and I've even bought on of these from them. I need to be on that side of the deal...what's the best way to reach motivated sellers? I've read a million books, and started to put together a business plan. I would like some input as to how others keep there business rolling...bandit signs, newspaper ads......where's the best place to start? I might add that so far I've replied to FSBO ads or in one case bought a vacant house/goldmine out pure timing/luck.
