Tax Lein Certificate

I am interested in learning more about tax lein certificates. I have purchased the John Beck course but there has to be more to it. I have bid on a property and know I can obtain the tax certificate but whats next? Once I have the certificate do I notify the owner that I have purchased it? Do I notify the mortgage company? I have tried to inquire about this with Real Estate Attorneys but so far no luck. Can someone help point me in the right direction?

    Inmes, you are correct. After 22 months you begin proceedings for the tax deed sale. This takes about six months total to get through. The cert holder will be the winner only if 1) no one else bids (unlikely) or 2) the cert holder elects to participate at the sale and make higher bids along with other parties, and is successful.

    In theory you could issue whatever type of deed you wish. It is not the title company but you that issues the warranty deed.

    The question however is whether the title company will issue title insurance or not..
