I'm going to my first tax auction tomorrow. I understand a tax deed wipes out all pre-existing trust deeds on a property. If the trust deed was not paid off, what recourse do the benificiaries have? can they sue me after I get the tax deed? will I be able to sell this property if its title is clouded with this old lien (trust deed)? confused

    You will likely need to do a quiet title action. Those people in here paying in excess of $5k, you are getting ripped off...
    The actual costs are usually about $1k, for service, publication, fees, etc. Then attorney's fees should be between $750 and $2,000, depending on the complexity. It's not rocket science...
