MO 3rd Offering Tax Sale Questions

my wife and i recently invested $5 in a property that adjoins one of our rentals. it is a vacant lot and the taxes only amount to around $20 a year. to get our collectors deed we have to mail certified letters to all lienholders and others with an interest in the property that turn up in the title search. our question is if there is a standard format for these letters and do we have to mention anything about right of redemption ( there is no redemption period, per the collector) or just notify them of our intent to seek a collectors deed. thanks for any help you can give on this, ed

    Hi Ed,
    By Mo law, a third publication has a 90 day redemption period. As far as a letter to owners, etc, I
    always put the parcel ID, property address if it has one, and everything I can on the property. This covers you if someone down the road tries to come back on you using the excuse "I was not properly notified". Might save you some real headaches later to do it right. I was advised by a local judge to do it this way.
    My attorney says same thing. Rick
