An Unrecorded IRS Tax Lien?!?

Well, this is the "tax lien" forum...

A woman called on my ad, and the deal has good Sub2 potential (the local banker who wrote the mortgage even told me "we don't care who makes the payments"wink. She mentioned a $15,000 IRS tax lien she has that she's paying on. The deal kinda hinges on this tile flaw. I went to the Recorder's office and...nothing, just the normal mortgages and a utility easement.

Can the IRS issue a lien on property without recording it? Would they? Could she be mistaking a "judgement" for a "lien," and if I record the deed before they record a lien, am I safe? Would they agree to a judgement without putting a lien on her property? I've seen enough of IRS liens to know they're not to be trifled with!

    It is probably a personal tax lien that does not necessarily affect the property. Get some paperwork from her and see what it says
