Who Offers Best Subject To Package?

I have been flipping properties for almost a year now strictly through short sales and simutaneous closings. I need to expand my capabilities in order to remain competitive in my area. Which real estate "guru" has the most complete, accurate and overall most informative package for sale. I'm not against spending the money, just wasting it. Thanks for all your input.

    The one who knows your states laws the best.

    Lots of people offer great ones. I think John Locke is in FL, and I've heard good things about his, and he is on this site as a moderator and poster.

    Yup, I heard William Tingle has a good one, and so does Bryan Ellis, both are out of GA, but again, if there is one from your state, use that one.

    None of the gurus will tell you about the importance of state specific laws, because if they did, they would not sell as many courses and audios, etc.

    John Locke's is affordable, and I have heard from others that it is solid, AND he is in your state of FL

    Well it is a good thing I am a course writer and not a Guru, because on all my paperwork in my materials it says contact a local attorney to make sure your paperwork is state specific.

    I have said on this board at least one hundred times do not use generic paperwork, make sure it is state specific.

    Thanks for all the input. When I first started, I had the worst experience with real estate attorneys. Everything was fine until it came time for closing. It became a very expensive lesson when selecting the right attorney. Looking for attorneys who advertise with your local investment club is probably the best advice I can give. I'm still doing my homework on all the names mentioned here but feel free to add more.

    I have not taken John Locke's Subject to course. I was an investor long before the internet and long before I knew that there was a man like John Locke. I have never met the gentleman. This is unsolicitated advice..

    If you read posts on this site, there is nothing but praise and admiration for this man. How many inverstors/teachers can say that they have done 500 transactions??? You'd probably have a hard time counting them on one hand..His methodology must work. His course, which you can purchase on this site, is very reasonable. He prides himself on being available 24/7 for his student via phone and email. I don't see that it's even a close call or a difficult decision.

    What a guy, what a guy.

    Well I can say that I took John's course and am currently using his methods. He hasn't let me down and I have the upmost respect for the guy.

    I have a friend who bought Tingle's course after buying John's, but didn't have great things to say. I'm not down playing Tingles course because I've never seen it, but from what I was told, it doesn't make me want to go out and buy it. However, I have read that people who purchased Tingles stuff were satisfied with the product. Personally, if I had to do it all over again, I wouldn't change a thing. And actually seeing over 500 deeds recorded is a site to see. I was able to look up Cash's deeds, and they are there. No fluff, no bull, just straight to the point. What a guy, what a guy.

    No problem, John. I just get nothing but integrity when I read about your materials - I usually have good intuition, and there are obviously others guys on this very thread chiming in with personal experience with you, so my intuition is right again!

    Here's my 2 centavos from a rookie...

    I just bought John's course too....It's GREAT. I am very new and his course starts from the beginning BUT also covers every aspect of the Sub-to deal.

    What has impressed me the most about John is his accessibility. He gave me his personal cell phone and email. Just tonight I had a real newbie question and I called to ask him. I had to leave a message....but he called me back in less than 10 minutes!!!

    I can't even say that about my closest friends! $Cash$'s course is well worth the money...but the personal attention is worth a small fortune...priceless.

    getting Johns course was like putting on glasses ( my investing goals were once a blurry out of focus mess NOW,,,,,,in focus) I read a couple of different books and listened to a couple of cd's by other teacher's but was confuse to H#LL....I just read johns and have got it all in focus...........Just my two www.cents.Matt

    John's course is great. I had it 1 week and did my first deal. He helped me and never talked down to me. I was working so hard to just get ahead and I found this site and bought his course. I now can see where I want to go and how I will get there. I look forward to the day when I can shake his hand and say Thanks.......

    A post like this makes me seriously want to go out and buy Cash's course!! Is the Sub2 - Thats what I do course a good way to get started?
    I want to start investing soon. I feel I have been dragging my feet for a long time now while reading other books and courses. I just want to find something and way to invest that I will enjoy and came make this my business. Hopefully, I will have a success story too someday from using thses materials

    I've probably overspent on REI courses including subject to methods. However, I've learned something from just about all of them.

    No doubt that John's course is among the leaders and is highly competitive in terms of price and support.

    I can also recommend the Conti-Finkle course, as well as Richard Roop.

    There are a few charlatans out there so I appreciate your wariness. However, in general, quality information, instruction and support IS available.

    You stared on the right foot but then you went to the left and end up in the in the shallow waters you do not really know well. I been reading John's posts left and right, advising newbies to fine tune the paperwork with a local lawyer. As with anything else in your life, when the package is complex as REI is, you do not get all the eggs in one color.

    Some are red some are blue and John's about Subject to" are green. What he does is down to earth and key point practical investing teaching, applicable any state and in FLORIDA too. On top of that, he also makes available his phone number to all his students and that is where he greatly defer from all the rest. For the modest price he charges, you CANNOT go wrong!

    I like Locke's course because of his promise to help you out and his cell phone number etc. if you get into trouble. I haven't had to use it yet but it is kind of like having big brother back you up in a school fight, comforting.
    I run into people all the time that know less than I do but do more.. I think his course gives you the confidence to go out and do it yourself and have the same success he has had.

    I dont know if Ichabod has John Locke's manual or the course (the latter is a more recent publication) but the course is very detailed, right down to a specific script that you use with your seller. John counsel's his students to follow the script closely - every time I go through it, I uncover some other nuance that convinces me even more that this guy knows his stuff.

    I bought a house via EMAIL that was a near verbatim subset of John's text in his course. The seller called me back the next day and said "This sounds great!" The seller had relocated, came back to town a few days later to show me the inside and I closed the deal in 1 hour and 55 minutes!

    This was my first subto deal.
    I was freakin' ... man, oh man...I must be doing all kinds of things wrong.
    I just kept plowing on through.
    I'll make over $80,000 on the deal (going up for sale this week)

    Sub to works.
    Buy Cash Locke's course
    Buy house, sell house
    Count money
    Repeat

    Has any one gotten the Bill Gatten subject 2 course? How does that compare to John Locke's course? I've got the Gatten one, and feel like I need more info. With such high praise for the John Locke course I'm wondering if that might fill in the blanks for me. I'd love to hear from someone who has seen or done both.

    I do not have John's COURSE...only the manual.
    I agree, his "script" does go into detail.

    I am sure that presenting an offer through email is WAAAY easier than sitting nose to nose with them.
    If you mess up in your email, then you can always use the -Delete- button.
    Congrats on your deal!

    I prefer the "build rapport and offer solutions" strategy myself.
    I hate forgetting stuff, especially when I'm sitting in front of a seller needing some help, and even IF they do not know if I messed up.

    It all depends on which angle you wanna approach sellers....

    I think this question was asked and answered, but I can't find it!
    I am a newbie and am very eager to get going in REI. I don't really have hte spare funds to by JL's course, so I thought I'd start with the manual. Obviously something is better thatn nothing, and I'm sure(from what I've read) the course is the best choice. Is the manual enough for now, or would it be in my best interest to suck it up, cancel cable(lol) and buy the full course?

    Sickdog, I'm with you. I would like to hear from someone about the John Locke manuel and course. Money's tight right now...I've spent too much on other real estate courses. Can we get the info we need in the manuel or is the full course the way to go?
