Just wondering out of curiosity if you are overwhelmed with people calling you up or e-mailing you with questions. I think you are very generous to offer your time and advice in addtion to the great manual, however just out of curiosity do you have time to answer everyone? How do you do it, super powers? cool smile

Awesome.......It's pretty exciting to meet someone who has been extremely successful yet still has the energy and time to help other people. While waiting for CASH to respond, others want to tell about times he has helped you out?

I too have John's manual and I have emailed him several times on a variety of topics.
I have found John to be a gentleman, and very helpful to others. I Don't think I have ever seen him sink to "rolling in the muck" with other members even when they were obtuse and just generally being idiots.
He has all the marks of a successful investor.
Over the years I have found that truly successful people don't "hide their success secrets" they share them.
    John is truly successful

    Sure,

Well, I call Cash all the time whenever I have questions. Sometimes I'll call just to see what's up and chit chat.

Anyway, I was working on a deal where I had a house that was "appraised" at $690K but I didn't know how to really handle it. I went over there and did the leg work, you know, talk to the seller, see what they want, blah blah blah. Anyway, I ended up calling Cash and talked to him about the house to see what my options were....To make a long story short, Cash came up and went to the house with me. He did his presentation and talked to the sellers and tried to come to terms with the seller. Needless to say, the deal wasn't done because the house couldn't bare a $690K price tag, even though they came down to $550K.

Cash and John LV spent a good amount of time researching the property and looking at the demographics. Of course we would have bought the property if a deal was there, but their research showed that we would be wasting our time at $550K.

It was cool though, he came up, I say him and action, and had a good laugh after everything was all said and done.

Also about 2 weeks prior to us going out to look at this house, Cash and LV came up on a rainy Sunday afternoon and had lunch with me and about 15 or so other people. We got a chance to network, talk about sub to, and people walked away from that table with a boost of confidence. I'll also mention Cash picked up the bill at the Olive Garden but he's that kinda guy.

Look out for Cash's next stop in Redderick, FL.....if thats even a place that exist.

Awesome it's soo cool to hear that people are willing to help each other. I hope we can only live up to the passion this man has as we become better investors. I know there has to be like thousands of people out there with stories as well.....So let it all out we want to hear them. Who's next?

I'm new to the industry and this group and would love any info anyone can provide (this is my 1st. post). I noticed several ref's of "the great manual" - can anyone elaborate... is this something that can be downloaded...open to any guides for success. I'm in the DFW (Texas) area. Thanks, Davis.

    Hey Davis,

The manual everyone is reffering too is none other than John Cash Locke's Sub to manual. If you the shop tab up top then search in sub to you should be able to find it.
If sub to is the type of investing you want to be involved with then that manual will pay itself back hundred times over just after one or two deals. Definately pay it self back though after one.
Keep on reading up through this site there is so much helpful information. Good luck to you.

Just ordered the "Bible" yesterday! Can't wait till it gets here! I also bought the "E-book" Big bucks bird-dogging.
I am the type of person who researches everything extensively before I act. Sometimes too much! In this case, just reading Mr. Locke's posts was enough to convince me he is legit. Not to mention all the wonderfull reviews I have read concerning his materials and his methods. Can't wait to get started!
    Later,

I waited awhile before answering this post, as yes I am busy, but handle it all giving my best. I think the below answers it all.

Here is a question I received via e-mail:

Q, I read with interest your message in front of the bird
    dog book.

Your message about all the people selling REI courses. My question is why do you think you are different? I am seeing a $1500 class that you are
    trying to sell me now?

Certainly if I can learn and do these things then the class is very worthwhile, but the questions remains why you have changed from the REI business of RE to the REI business of education sales?

    $ My answer:

I am at retirement age so I do not need to do anymore houses. I could have just retired, however I thought I would give back what I have learned as it keeps me busy, rather than just setting around.

I first retired when I was 39 and went nuts from sitting around, I mean how many fish can you catch, so it is not in my nature to do nothing and this is how I keep active helping others,

First of all I am not doing the workshop class anymore and my web site is being re done so it will not be removed until my new web site is completed.

I can put you in touch with many of my students who are out making money doing Subject To deals from what I have taught them. They will tell you they are glad that I just did not retire; they are believers in what I teach.

I am answering your message albeit asking me the question you did or it could have been a question that you needed advise on, either way I would have answered your question. So your questioning question can I make more money doing deals, heck yes, do I have to heck no, would I rather teach and help others heck, yes.

Stop and think what I offer with my manual or course, 24/7 email with me one on one, my cell phone number when you need advice fast and two password protected web sites to network with other investors and bird dogs.

I have two prices $189.00 or $689.00 that's it and you get the above help and advice even with the $48.00 Bird Dog book I refuse no one when they need help. I hope this answers your question.

Tell me who else gives all this with their course?

    $

    John $Cash$ Locke

Great answer......... I knew you would come through with an amazing example. I have to agree though when it comes time to retire I couldn't just sit around and do nothing. That's probably the case for most REI investors due to the fact they are use to being busy. Anyway just trying to hear some interesting stories and promote your deals. Thanks again CASH

  • CREIPAP10th March, 2004

Com on John, put that doubting man in your will. Maybe, and I say just maybe, he'll be happy then.

  • jlbolls10th March, 2004

Ha Ha Ha..........I don't even think that would be enough to make someone like that happy. Someone who has the mindset as he did won't be successful if you gave them $1,000,000 and then asked him ONLY to double it in 20 years.

  • mhvhomebyr10th March, 2004

Great answer John, Let me add that not only do you give personal support, but your price is significantly less than what others charge. If I only do one deal from what John teaches I will still make my money back. Can you say that of all the courses ? The answer is NO.
