hey does anyone know if his manual has all the forms to complete a sub2 deal

    Yes and no. I didn't think his course was the be-all that it was made to sound like and I was left wanting more. I wanted less of the game and more of the mechanics of doing a sub2.

    He does include forms although I would advise you to have your attorney prepare one.

    The course is fairly cheap and it has still resulted in over $200 of profit for me.

    That was my thoughts on the course at first . I think that I was trying to make it harder than it really was. Buying subto is just way to simple. I don't regret buying the course at all. I think there definetly could be some improvements.

    I just got the manual. It is very to the point and it does include forms along with all the other info you will need to make a deal, no useless fluff. You could definitely put together a deal with it. REIkid was right. It does seem simple. Also consider, John gives you his email and cell # to get him if you need help. How can you beat that?

    The mechanics of sub2 (like Lease Options) isn't rocket science, but you are not going to get anywhere knowing the paperwork alone. You have to know how to negotiate, handle Seller objections and concerns, and how to convince those Sellers that you can actually solve their problems. It all comes down to trust. So, the game is as important (if not more) than the paperwork, because without that knowledge, you would have no Sellers to use the paperwork with.

    I agree with the LeaseOptionKing. I would also like to add that the only way that you are going to learn the thinds the LeaseOptionKing is talking about is in a live situation. I think you can study objection handlers and negotiation skills, but the only way to become proficient in their use is by actually taking calls and meeting with motivated sellers.

    You have to crawl before you can walk. The crawling isn't fun, but it's necessary to do so in order to learn to eventually run. And even with all this walking experience, we all still stumble sometimes. wink

    i have purchased the manual it is well worth the $. it covers all bases there are downloadable forms on johns site available but these are state spec. and you need to check with a locale attny. the only thing it does not do is do it for you. you have to apply it for it to work. john will return e-me's and answer questions you have. in short if the manual does not answer all his support or site will.............km

    Glad to meet you.

    Since I wrote the presentation, let me give you a breakdown on how it works.

    It will take you from what to say when the seller answers the door to closing the deal on the property.

    It is scripted to answer questions before they become objections, then the great part is the seller must sell you the property. Most investors think they are there to sell the seller, however you must remember you are the buyer and when you buy something aren't you the one that must be sold?

    There is a psychology built into the presentation that when you agree to buy and the seller agree sell, it becomes a win/win for everyone.

    It’s nice to meet you, too.
    Over the weekend I listened to your sub to audio recording at REI club. I enjoyed listening to how you do your scripted presentation. Then I came across your article “if I could, would you”.

    I know a lot about subject to. I invested in William Bronchick and Dwan Bent-Twyford and Sharon Restrepo books and have been studying since March of this year.

    Since I am all ready knowledgeable with subject to, is there any way that I can purchase the scripted presentation only? I was just wondering, probably not.

    I am just starting my business. I have am in a mentor program working with a successful retired Real Estate Attorney who is 63 years. Over the past 5 years, he has sold his properties. He had over 100 properties and did very well.

    I told him all about your material how you use Zig Ziglar strategies.

    johns course is in book form in a manual and the script is part of the manual and would not be purchased seperately it is part of a total package........km

    Sub2 is simple. My husband and I have ordered the books from Lou Vukos. I know if anyone has head of him. We must have read over that book 10-20 times. I think we are making it harder than it really is. We have made a few calls and flyers. My biggest fear is not doing the deal right accidentaly and loosing more that what we have. We don't have money to spend on a mentor or lots of books. Again, any help is appreciated. Thank you.

    Kenmax is correct as the presentaion is part of an overall strategy and is not stand a alone product.

    However with Bill, Dwan and Sharon you are in good hands, plus a mentor who has done 100 deals, sounds to me like you are well covered.

    I doubt my humble presentation that I and my students use to purchase millions of dollars worth of properties yearly would even scratch the surface of what you have been taught.

    i have been rei for years even did a sub2 years ago. i am now seeing sub2 as a "big gun" in my rei strategy. i purchased johns manual. he's is being modest, its great info. i have read other sub2 books and recieved good info from them but they left "holes " in the info . johns course is complete. if i don't understand or have a question that i can't answer i can go to the sub2 site and get the answer or e-me to john and get his help. i only way i can lose is not do it. its simple and to the point no fluff. from beginner to exp. i would recommend it highly........hey i've purchase many courses and books its the best all around for the subject................kenmax

    My wife and I recently purchased Johns course. The concept is fairly easy and I would recomend the purchase. Besides the "How to", I feel more confident to get my butt off the couch and do it! We Plan on utilizing the information the beginning of Jan! rolleyes

    Okay the more I read the post's the more I want to purchase John Locke 's Course...I just have one question for you John.. do you think this Subject To will work in San Luis Obispo, Ca.??? The market is very hot and out of control. It is similar to the market in Orange County, Ca. Thanks
