I Need Opinions On Marketing Property B4 Sellers Move...(m)

quinn profile photo

I bought a property this past Friday and the sellers are supposed to be out by the 27th of October. This huge gap is time I could have used to show the house and get it sold. I want to do a CFD on this property, how can I market it before it's empty? Should I still run an ad in the paper to at least start taking names or something? I don't want to sit on this like this.
This isn't a subto deal but I plan to use the money from this sell to start doing subtos.

What do you guys think

So you closed on the property but get posession at a later date? This is a HUGE no-no as you can run into many problems should your sellers decide not to move out. Even more, if you bought the property below market value, you could lose the property as the sellers could claim distress or such. Always trade cash for keys.

Anyway, it's all said and done and hopefully things will work out for you. The first thing you need to do is get permission from the people living there. You may have to give them 24 hours notice but hopefully you are on good terms.

If the property is clean and shows well then I would certainly show it. Try to show it in groups as competition gets the best of everyone. Maybe fridays at 6?

I would show the property and try to get it sold.

    GOOD LUCK
