Deal with the owner of the property. The bank will not talk to you unless you have an Auth to Release. Plus the owner is still on title if it has not gone to trustee sale.
thanks. How do I know if the property has gone to trustee sale? The list does contain the trustee. Does this mean the property also gone to trustee?
i would suggest that you be very careful of how you approach these owners, because they might be in a emotional mode... you should write a formal letter to each person... and explain how you can help them and the different options that you can take in order to make it a win win situation... you could pay the taxes .. make a promissory note for them to pay you back and if not that both of you will agree to sell the house and split the proceeds :-?
