Should I Call Code Enforcement On A Short Sale

there is a duplex that is in foreclosure. the tenant said that code enforcement was there and said that a fence was blocking a fire exit. and a 1 room house was built without a permit. no report was made. in my short sale package should i tell the bank about the violation or should i have code enforcement go to the duplex and write a report so i could send it to the bank. will this make my case stronger or make my deal harder to flip? should i get an estimate on removal of 1 room structure to remove violation? any suggestions? oh oh

    that sounds like something straight from a short sale primer...

    so my answer would be, YES, tell the mortgagee that since you are a member of the community and cocerned about the well being of others who may happen upon the premises... it is your intent to disclose all defects to the appropriate authorities.... and, if the property becomes an REO, to any real estate broker who lists the property.

    You may even want to include a copy of the letter to the code official in the Porposal that accompanies the application for short sale consideration.

    That will have an impact upon the perceived value, and support your request for short sale.
