Seller Net Sheet To Bank

I am working on the 2nd mortgage and the bank asked me for a seller net. Reasonable request. How important is the sheet. Will it be alright to just have a few lines basically consisting of what i am willing to give them (40,000 on a 100,000 note) minus the commission or does it ned to be elaborate. I am basically just showing them what the house is selling for minus commissions and the seller netting 0.
