Quick Question????
I don't have the best credit and I know that I may have to get a Hard Money Lender or a Private Lender if I choose to do a Short Sale...Does anyone know of any good HML'S/Private Lenders in the Atlanta area...as well as Mortgage Brokers and good Title Companies that I can have quick access to asap?
Another ? is if I get a short sale accepted by the bank, but I don't have the funds to close can I sell it to an owner/occupant(buyer) who's approved for a loan ?
If so how would I be able to short sale w/ the bank and sell it to my owner/occupant? 
How much is past due on the mortgage. Not the pay-off amount, but how much will it cost you to reinstate the mortgage?

Are there are any HML's or Private Lenders thatt lend in Atlanta & deal w/ mainly equity in the property and not my credit.??? I will need proof to show the bank that I can purchase the home if they ask if I have the funds...I haven't done a short sale yet, but I may have 1 coming up and I need this info asap.
