Letter, Phone Or In Person?

Hello folks,
I'm learning all over again because of certain personal crises during this year. I wanted your opinions on what is the most effective way to contact those who are on the lis pendens in order to request a short sale.

The reason I'm asking is that I am short on time currently; but is it viable to mail a letter to someone, if it is most likely going into the trash the moment the realize it's not a personal note? Obviously, if I'm going to just be spinning my wheels mailing letters, I might as well just make phone calls.

What do you all think?

    Both work, and we do both.

    Though contradictory in terms, you can make a personal form letter. It just takes a little more time.

    We liek to send letters to all prospects, and call/knock on the doors of the best ones.

    I have a friend who is currently in the 'short sale' business and he told me that one of his methods of attracting potential homeowners in foreclosure is by running an ad in the newspaper. The ad would, basically, state that you buy foreclosure property and for anyone who's interested to give you a call.

    Knocking is the way to go if they have hit the road then send a letter to find the owners. Most people dont have the balls to go knock on someones door. They just want someone to call them. Why market the whole world if you know your target market. 10% of homowners don't pay. The NOD is the target. So get the NOD and Knock on the door of that 10% to get the highest returns.
